Early Repayment Charge (ERC): 3% of the current balance in the first year and 1% for the remaining year (fee waived if the applicant returns to the UK within ERC period) 

Overpayments: 10% of the advance amount can be repaid per annum for two years without incurring a charge. A 3% charge is due on any amount repaid that exceeds 10% per annum for the first year and 1% charge is due on any amount that exceeds 10% per annum for the remaining year

Representative Example

A mortgage of £243,184.00 payable over 20 years initially on a fixed rate for 2 years at 3.89% and then on our current Standard Variable Rate of 5.74% (variable) for the remaining 18 years would require 24 monthly payments of £1,459.59 and 216 monthly payments of £1,684.06 plus one initial interest payment of £803.44.

The total amount payable would be £401,065.56 made up of the loan amount plus interest (£156,406.56) and Arrangement Fee (£750), Valuation Fee (£450), CHAPS fee (£25), Application Fee (£125) and Discharge fee (£125).
